life cycle costing

I have an exam for my bsc and need a formula for future value of running costs for a buildings life cycle, say 70000 at 4% for year 1,2,3,4,......20 I know its (70000x1.04) to the power of the year but need a formula that will find the yearly fv and total the whole sum for the number of years, as its 45mins per question I wont have time to do 20 years and separately total them and then another 20years for option 2 plus maintenance costs every so many years plus justifying any assumptions made...........the teacher says there is one but has consistently failed to post the formula :mad:

any help would be much appreciated

found it in another thread of yours, think i've asked the wrong question :confused: blame my advanced years what i was looking for was

i = .05
n = 3
a = 1000

a(1-1/(1+i)^n)/i

unless theres a shorter version?

a((/1+i)^n)/i

no that doesnt work!!
